Policies, rates, and fees are subject to change without notice. By confirming a reservation, guests acknowledge and agree to all hotel policies and terms. 

 

CHECK-IN & CHECK-OUT

Check-in begins at 3:00 PM. Guests arriving after 7:00 PM must contact the hotel in advance to arrange late arrival instructions.

Check-out is by 11:00 AM. Late check-out requests are subject to availability and may not be available during holidays or peak seasons. Additional fees may apply.

A valid government-issued photo ID and credit card are required at check-in.

 

CANCELLATIONS

Late cancellations will result in a charge for the entire booked stay. Early departures, and no-shows are considered late cancellations and therefore not refundable. Please check your driving routes ahead of time, as road closures/detours do not change cancellation policies.

  • Groups, Holidays & Events: Reservations during national holiday weekends and select local events require at least 30 days’ notice for cancellation. This includes Balloon Roundup (1st weekend in March), 49er Days (2nd weekend in May), Rhythm & Blues (3rd weekend in July), and Vintage Wheels (2nd weekend in September).  
  • Standard Reservations: Reservations booked directly with Hotel Rio Vista that do not also meet any of the above criteria may be canceled without penalty up to 48 hours prior to arrival by 3:00 PM local hotel time.  
  • Third-Party Reservations: Reservations made through third-party booking sites must be modified or canceled directly through the original booking provider and are subject to that provider’s policies.

 

RATES, PAYMENTS & MINIMUM STAYS

Rates are based on single or double occupancy. Additional guest fees may apply. Changes to reservation dates or length of stay may result in rate adjustments.

A valid credit card is required to secure all reservations. Reservations associated with invalid or declined payment methods may be canceled.

Payment is due at check-in. Applicable taxes and fees are additional.

The hotel reserves the right to charge the credit card on file once the cancellation deadline has passed.

An authorization hold may be placed on the credit card provided for incidental charges, damages, smoking violations, or additional cleaning fees.

Minimum stay requirements may apply during weekends, holidays, and special events. Friday and Saturday nights generally require a two-night minimum stay. Certain holidays and events may require a three-night minimum stay.

 

GROUP RESERVATIONS

Group reservations are available for parties reserving five or more rooms associated with a common event or gathering, including weddings, reunions, tournaments, club events, and similar occasions.

A non-refundable deposit equal to one room night is required to secure a group block. This deposit guarantees room availability until 30 days prior to arrival.

Final rooming lists and any permitted changes or cancellations must be submitted no later than 30 days prior to arrival.

Groups paying under a single invoice may be billed in advance. Individually paid reservations will be charged at check-in.

 

HOT TUB

Our riverside hot tub is available by reservation only. Reservations may be made at the front desk or by phone up to two weeks prior to arrival.

The hot tub is open daily from 10:00 AM to 10:00 PM. Guests may reserve one 30-minute session per day during their stay.

Children under 16 years of age must be accompanied by an adult at all times.

Use of the hot tub is at the guest’s own risk. Glass containers are prohibited in the hot tub area.

 

ROAD CLOSURES & WEATHER 

North Cascades Highway (US-20) typically closes seasonally from mid-November through mid-April. Alternate routes via US-2 (Stevens Pass) and I-90 (Snoqualmie Pass) are generally maintained year-round by WSDOT. 

Weather conditions, wildfire activity, mudslides, snow, seasonal highway closures, and other travel disruptions do not qualify for cancellation fee waivers unless both US-2 and I-90 are closed for more than four consecutive hours on the scheduled date of arrival.

PETS

Pets are not permitted on hotel property.

Unauthorized animals will result in a minimum cleaning fee of $250 charged to the credit card on file.

Service animals as defined by the Americans with Disabilities Act (ADA) are welcome.

For pet boarding services, we recommend Aspen Kennels at (509) 996-3306.

 

SMOKING & OPEN FLAME

Hotel Rio Vista is a non-smoking property. Smoking, vaping, and marijuana use are prohibited inside guest rooms, on private decks, and on front walkways. Smoking is permitted only in designated outdoor areas.

A minimum cleaning fee of $250 will be charged if evidence of smoking or vaping is found.

Open flames and combustible items, including candles, incense, fireworks, propane fire pits, and barbecues, are prohibited on hotel property.

 

GUEST CONDUCT

Quiet hours are observed daily from 10:00 PM to 8:00 AM. Guests are expected to respect the comfort, safety, and enjoyment of others at all times.

Guests may be asked to leave the property without refund for disorderly conduct, unlawful activity, repeated noise complaints, violations of hotel policies, or damage to hotel property.

Additional charges may apply for damages, excessive cleaning, smoking violations, or compensation provided to affected guests.

Guests are financially responsible for any damage caused to hotel rooms, furnishings, fixtures, or property during their stay.

 

LOST & FOUND

Hotel Rio Vista is not responsible for lost, stolen, or forgotten items.

Recovered items will be held for up to two weeks before being donated or discarded.

Guests requesting shipment of lost items must provide a prepaid shipping label for return delivery.

 

PARKING

Parking is provided for registered guests only and is at the guest’s own risk. Hotel Rio Vista is not responsible for damage to or theft from vehicles or their contents.

 

FORCE MAJEURE

Hotel Rio Vista shall not be liable for failure to perform obligations or provide accommodations due to circumstances beyond its reasonable control, including but not limited to natural disasters, severe weather, wildfire, utility interruptions, governmental actions, labor disputes, or other emergencies.
